Tenancy Agreements A Must!

Posted in Tips on February 7th, 2011

When moving to a new place, don’t forget to have your tenancy agreement in order before getting settled in and when handing over your deposit. Flatshare website EasyRoommate offers free tenancy agreements for its users, not just for tenants but also for landlords as well.

Whether it’s a London flatshare, house share in Leeds, or a warehouse conversion in Edinburgh, some of the most important aspects covered in a sound tenancy agreement, which is then legally binding, will include:

- Stating what the monthly rent will be for the stipulated contract length, and insuring this can’t be increased without the proper notice period being given

- Preventing the landlord from evicting a tenant with proper notice, and insuring the tenant gives the right amount of notice before moving out

- Guaranteeing that the landlord (and tenant) is responsible for certain maintenance and  upkeep-related issues

- And, making sure the deposit a tenant puts down is held lawfully by the government’s Tenancy Agreement Scheme, and that the landlord can’t withhold it, without having a good enough reason, beyond the legally-acceptable period once the tenant had moved out
